2000 euros per square meter in "Volga"! Locals towards the suburbs
The rise in prices for apartments in Durres has forced locals, especially young couples, to move to the suburbs, as they cannot afford the high cost. But in the center and in the beach area, where the price is 2 thousand euros per square meter, it is mainly foreigners who buy, Russians, Ukrainians and Czechs who invest in "AIRBNB".
The real estate market in Durres has shown constant growth in recent years, exceeding the apartment market in Tirana, where the price per square meter has increased by at least 20% every year for the last 4 years, and this is only the beginning.
Purchase apartments in Durres have already become separate a problem for local residents, as a square meter in the city center has reached values in the range of 1,500-2,000 euros, and in some cases even more, while in 2020 this area was considered expensive at 800-1,000 euros per square meter.
"There is growth in the center of Durres. From year to year 20 percent, 70-80 percent growth. In our city, in Golem and Mali e Robi, there is no more space for construction," says real estate agent Florian Tahiri.
Prices have doubled in the last four years, says real estate agent Florian Tahiri. The luxury areas seem to be the "Shetitoria Volga", where the average price of apartments, seems to have reached 2000 euros per square meter, and the second most expensive area is the city center, which coincides with districts No. 2. 1, 4, 11 and the surrounding areas, where the cost per square meter varies between 1100-1500 euros, compared to a few years ago where you could find apartments costing 600-800 euros per square meter.
Besides the luxury areas, another highly sought-after “area” is the waterfront beach line Durres, where a square meter has already reached a record price of 1100-1300 euros, and apartments that were bought 4 years ago cost from 20,000 euros to 40,000 euros, now cost more than 100,000 euros.
The lack of construction sites and the concentration of interdepartmental activities forced the population to always look for the city center, but now the rise in prices and the development of tourism have completely changed the direction of buyers. Poles, Czechs and Italians have been the main buyers of apartments in recent years, not to live in them, but to turn them into apartments that are rented out to tourists on a daily basis, further developing business activity in the tourism sector.
The tourist marina has been a factor influencing the city of Durres, but the construction of the new port in Porto Romano, the construction of the railway and strategic investments in Durres will further upend the market real estate, raising prices. to higher numbers in surveillance and forcing locals to seek apartments in more peripheral areas.
The city's suburbs have been under construction for some time now, where just a few days ago the distribution of 1,000 apartments to earthquake victims began, in a completely new micro-district with infrastructure that precedes possible further expansion of construction in this area.
